Pre-winter exterior checklist for Bellevue homes: gutters first

Before winter, a Bellevue home needs clean gutters and flowing downspouts, a clear dryer vent, and a last look at the roof, windows and siding while the weather still allows it. Gutters come first: book the cleaning for mid to late November, after the oaks drop, so the gutters go into December and January empty.

Pre-winter exterior checklist for Bellevue homes: gutters first

Here is the checklist in order, with what you can check from the ground and what to hand off.

When winter actually starts in Bellevue

The first frost is not the deadline. The National Weather Service office in Valley puts the average first freeze for Omaha, next door to Bellevue, at October 14, and the first hard freeze (28°F) at October 26, based on 1991 to 2020 data. A few cold October nights are not the problem.

The stretch that matters is December through February. Those are the only months with an average temperature below freezing in the Omaha area: 28.7°F in December, 24.4°F in January and 28.9°F in February (NOAA 1991 to 2020 normals). Anything still sitting in a gutter by then stays wet and freezes in place.

1. Gutters and downspouts

Oaks set the schedule here. Maples and ash drop first, but oaks hold their leaves late, and the last big drop usually comes in mid to late November. Clean before that and the gutters fill right back up.

  • Most homes: one fall cleaning in mid to late November.
  • Homes backing up to the forest or under big oaks: a cleaning in late October and another in late November.
  • Guarded gutters: still need a fall cleaning; see gutter guards vs gutter cleaning in Bellevue.

We are based in Bellevue, and the gutters that fill fastest are the ones near Fontenelle Forest, Haworth Park and the bluffs along the Missouri River, under mature oaks, maples and cottonwoods. Those homes are the ones that most often need the extra October visit.

Clean gutters are also part of the ice dam picture, but not all of it. The Insurance Institute for Business & Home Safety explains that ice dams start when heat from the attic melts snow on the upper roof. The water runs down to the colder eave, refreezes, and builds up along the roof edge and in the gutters. A gutter packed with wet leaves is already holding water at that edge. Cleaning it removes that, but the cause of an ice dam is heat loss into the attic, which is a job for insulation and ventilation, not a gutter crew.

Our Bellevue gutter cleaning includes the downspouts: we flush every one and check that water moves away from the house. From the ground, also make sure each downspout outlet empties onto a splash block or extension pointed away from the foundation, not into a flower bed against the wall.

2. Dryer vent

Dryer fires peak in the cold months. A U.S. Fire Administration report counted an estimated 2,900 clothes dryer fires in homes each year, found they were more common in fall and winter with a peak in January, and named failure to clean as the leading factor (34%). Lint that gets past the filter builds up in the vent, and bird or animal nests can block the outside opening.

  • Clean the lint filter before and after every load, as the USFA advises.
  • Check the outside vent opening for lint buildup or nests.
  • Have the full vent run cleaned. We clean dryer vents too; add it to your quote request.

3. Roof

From the driveway, look for black streaks, moss and branches resting on the roof. Streaks are algae, and the fix is a low pressure soft wash, never a pressure washer. Our guide to roof soft washing vs pressure washing covers why. Missing or lifted shingles and storm damage are for a roofer; we recommend ProGrade Exteriors.

4. Windows

Fall is the last comfortable time for exterior glass. Summer leaves sprinkler spots, pollen and dust on the outside. An inside and out window cleaning in Bellevue runs $11 per pane, or $7 per pane for outside only. If your glass has white spots that will not wipe off, read about hard water stains on windows.

5. Siding, driveway and patio

Green film on north facing siding is algae, and wet leaves leave brown stains on concrete. A house wash runs $300 to $800+ and driveway cleaning $200 to $500+, through our pressure washing service.
