How Much Does Window Cleaning Cost in Omaha? (2026 Pricing Guide)

Window cleaning in Omaha costs $7 per pane for exterior only and $11 per pane for inside and out with Fontenelle Window Cleaning. A typical single story ranch with 25 panes runs about $175 exterior or $275 inside and out. A typical two story home with 44 panes runs about $308 exterior or $484 inside and out.

How Much Does Window Cleaning Cost in Omaha? (2026 Pricing Guide)

Those are real numbers, not a "starting at" teaser. Below is how we count panes, worked examples for common Omaha and Bellevue homes, what changes the price, and how to get your own number in about an hour.

How per pane pricing works

We price by the pane because it is the fairest way to do it. Two homes with the same square footage can have very different amounts of glass. Counting panes means you pay for what we actually clean.

A pane is one piece of glass. Here is how common window types count:

  • Double hung window: 2 panes (upper sash and lower sash)
  • Single hung window: 2 panes
  • Picture window: 1 pane
  • Casement window: 1 pane per opening section
  • Sliding window: 2 panes
  • Sliding patio door: 2 panes
  • French door: 1 pane per door if the grids are inside the glass
  • Transom or half round: 1 pane

Grids that sit between the two layers of glass count as one pane. If you have true divided light windows with many small separate pieces of glass, send us a photo and we will quote it fairly.

What is included at $7 and $11

Every pane gets our four step process: wet, scrub, squeegee, detail. There are no add on fees for the basics.

  • $7 per pane, exterior only. Outside glass, frames wiped, sills detailed.
  • $11 per pane, inside and out. Both sides of the glass, sills wiped. Screens and tracks quoted separately.

Full details are on our residential window cleaning page.

Example 1: single story ranch in Bellevue

A common 1,400 square foot ranch has roughly this glass:

  • 10 double hung windows: 20 panes
  • 1 living room picture window: 1 pane
  • 1 sliding patio door: 2 panes
  • 2 small bathroom sliders: 2 panes

Total: 25 panes.

  • Exterior only: 25 x $7 = $175
  • Inside and out: 25 x $11 = $275

Most ranch homes take our two person crew about an hour to an hour and a half.

Example 2: two story home in west Omaha

A 2,400 square foot two story with a finished basement usually looks like this:

  • 18 double hung windows: 36 panes
  • 2 picture windows: 2 panes
  • 1 sliding patio door: 2 panes
  • 1 transom over the front door: 1 pane
  • 3 basement windows: 3 panes

Total: 44 panes.

  • Exterior only: 44 x $7 = $308
  • Inside and out: 44 x $11 = $484

Two story homes take two to three hours. Second story glass is included at the same per pane rate. We do not charge extra for height on standard homes.

What changes the price

Pane count does most of the work, but a few things move the number:

  • Inside and out vs. exterior only. The biggest single choice. Most homes do the inside once a year and the exterior more often.
  • Hard water buildup. Heavy mineral staining from sprinklers takes a restoration product and extra time. It is included free for members. Non members should ask when they request a quote.
  • Storm windows. Removing, cleaning and reinstalling storm panels adds glass and time.
  • Frequency. Membership plans save 15% to 30% on every visit.
  • Bundling gutters. Most Omaha homes run $200 to $500 for gutter cleaning, and doing both on one visit saves you a second trip charge elsewhere.

How to save money on window cleaning

  1. Join a plan. A quarterly member with a 44 pane home pays $231 instead of $308 per exterior visit. Over a year that is $308 saved.
  2. Do the inside once, the outside more. Interior glass stays clean far longer than exterior glass.
  3. Refer a neighbor. When someone you refer books their first cleaning, you get a $50 gift card to the restaurant of your choice.
  4. Fix the sprinklers. Redirect heads that hit the glass and you avoid hard water buildup altogether.
